FAQ.

Flowerday Homes specialise in building quality houses in Tauranga and throughout the Bay of Plenty. Regardless of the size and scope of the project, the focus is always on exceptional craftsmanship and delivering a beautiful product you will be proud of.

Please refer to our Build Process guide here.

Yes, we have helped many first home buyers into their first home. Please talk to one of our sales consultants to see if we can help you.

The time it takes to build a new home depends on the characteristics of the land and the size and complexity of the project. In the pre-construction stage, working drawings take around 4-8 weeks to complete with a further 4-8 weeks for building consent.

We allow 4-6 months construction time for a single level, straightforward build. Two storey builds take longer, starting from around 9 months.

For peace of mind, our homes come with a 12-month warranty period and a Master Builders 10 Year Guarantee. Information of the different products used in your home and any specific warranties that apply to them is included in a handover pack we give you the day you move in.

Flowerday Homes is an award-winning, independent, locally owned family business. Our team is passionate about building quality, gorgeous homes – a home you will love, that has been built to last. Whether you are a first home buyer or a high end design-and-build client, we care about your project and about doing things right.  See some of our client testimonials for why people have loved building with us.

House – Progress Payments
Most of our clients pay by progress payments with an initial deposit due when contracts are signed/unconditional, progress payments throughout the build and a final build payment when CCC is issued.

House and Land – Progress Payments
House and Land package clients usually have separate build and land contracts. Payment for the build will be by progress payments as above. A 10% deposit for the land is payable when contracts are signed/unconditional, with the balance due once title has been issued.

House and Land – Turn Key
For ‘Turn Key’ clients, a 10% deposit is paid when your contract becomes unconditional. There is only one contract which is for the total package value. No further payments are due until after title and CCC has been issued, at which time the balance of the contract is paid in full. Finance fees, terms and conditions apply.

Your point of contact will change as the project progresses – but don’t worry, we will introduce you to all the right people as we go along.

Sales     >      Pre Construction     >     Construction

Your sales consultant will guide you through all the initial planning stages through to contracts being signed and working drawings ordered.

When the plans are in Council, you will be looked after by our Pre-Construction team.

During construction, your main point of contact is your Project Manager who will provide you with regular updates. You will also have access to our online project management system BuilderTrend, where you can follow the build progress and see photos.

We do – from initial pencil sketches through to full working drawings, managing the consent process, construction project management and handing over the keys – we look after it all.

Yes you can. When you sign your build contract, the plans and specifications form part of your contract, so you know exactly what has been included. If you want something different, this becomes a variation to the contract. Some variations are quick and easy, others are more complex and therefore more expensive. Let us know if you are thinking of making a change, we will be happy to discuss with you.

We use the Master Builder residential building contract which is a fixed price unless there are changes which become a variation to the contract, or PC Sums have been included.

PC Sums are typically not included in our house and land packages. You are more likely to find PC Sums in design and build projects, where not all costs are known from the outset.

For some house and land packages, colours are chosen from one of our pre-designed Colour Boards. For everyone else, colours and finishes are chosen in consultation with our in-house interior designer during the pre-construction stage.

Starting from the exterior and working your way inside, you will look at samples of all the different products from joinery and roof samples to paint, flooring, tapware and many more.
